Fees You Can Expect

Our Initial Leasing Services
We charge 50% of the 1st month’s rent for:

  • Marketing the property
  • Screening applicants – including thorough background checks
  • Conducting showings
  • Negotiating and signing leases
  • Collection of security deposit
  • Move in inspection with tenant

Our Monthly Management Services
We collect 8% per month for single family homes and multi-family homes, up to 3
units. Contact us for each additional unit for multi-family homes and apartments

  • Collecting rent
  • Coordinating maintenance using our 24/7 call center
  • Accounting
  • Lease enforcement
  • Owner and Tenant website and mobile access
  • Monthly owner statement

Additional Services

  • $55 an hour for move out inspections and quarterly “good condition” inspections (Highly
  • Recommended)
  • $75 an hour for general maintenance
  • Licensed labor cost, i.e. (HVAC, Electrician, Plumber) Market Rate, plus materials
  • $45 an hour for move out cleaning/common area cleaning
  • $120 an hour for any after-hours emergency calls (Monday—Friday 3:30 pm to 9 am, Saturday’s and Sunday’s) – billed only if call center is unable to resolve the issue and a local maintenance person needs to go to the property
  • All other maintenance/repairs will be negotiated prior to work being completed
